Following are our <br />comments in regard to the review of the subdivision: <br /> <br />Both lots meet the area and width requirements of the City <br />Code for the business district. <br /> <br />Based on the Anoka soils survey, the soil in the plat is a <br />Nymore sand which is suitable for on-site wastewater disposal <br />system. <br /> <br />Access to the lots is provided by C.S.A.H. No. 5 and 153rd <br />Avenue N.W. Both C.S.A.H. No. 5 and 153rd Avenue are <br />thoroughfare streets. The City Code restricts access to <br />individual lots from thoroughfare streets. Therefore, a <br />variance will be required. <br /> <br />4. Drainage easements should be provided along lot lines. <br /> <br />No land dedication for parks is indicated on the plat.
