Following are our <br />co~ents in regard to the review of the subdivision: <br /> <br />Both lots meet the area and width requirements of the City <br />Code for the business district. <br /> <br />Based on the Anoka soils surx, ey, the soil in the plat is a <br />Na~ore sand which is suitable for on-site wastewater disposal <br />system. <br /> <br />Access to the lots is provided by C.S.A.H. No. 5 and 153rd <br />Avenue R.W. Both C.S.A.H. No. 5 and !53rd Avenue are <br />thoroughfare streets. The city Code restricts access to <br />individual lots from thoroughfare streets. Therefore, a <br />variance will be required. <br /> <br />4.
