46. That the proposed use will be designed, constructed, operated and <br /> maintained so as to be harmonious and appropriate in appearance <br /> with the existing or intended character of the general vicinity. <br /> <br />47. That the proposed use will not change the essential character of <br /> the area. <br /> <br />48. That the proposed use will not be disturbing to existing neigh- <br /> boring uses. <br /> <br />49. That the proposed use will be served adequately by essential <br /> public facilities and services; such as highways, streets, police <br /> and drainage structures, and that the persons or-agencies <br /> responsible for the establishment of the proposed use shall be <br /> able to adequately provide such services. <br /> <br />50. That the proposed use may require special considerations for fire <br /> protection but that the persons or agencies responsible for the <br /> establishment of the proposed use should be able to adequately <br /> provide such protection. <br /> <br />51. That the proposed use will not create additional requirements at <br /> public cost for public facilities and services. <br /> <br />52. That the tire processing facility will not be detrimental to the <br /> economic welfare of the community. <br /> <br />53. That the proposed use will involve uses, activities, processes, <br /> materials, equipment and conditions of operation that will not be <br /> detrimental to persons, property, or the general welfare by reason <br /> of excessive production of traffic, noise, fumes, or odors. <br /> <br />5 <br /> <br /> <br />
