CASE #3: <br /> <br />REQUI~T FOR SITE PLAN APPROVAL: CASE OF JIM PETERSON <br />(CUSTOM COACH RV, INC.) <br /> By: iMnrk S. Banvwart, Comrm~nlty Development Director <br /> <br />Jim Peterson is requesting site plan review for property located at 6845 Highway <br />10 Northwest (PIN: 34-32-25-21-0001). The proposed site plan includes remodeling <br />of an existing metal and brick building measuring 48' x 60' and the addition of a <br />new metal and block building measuring 50' x 120'. The site wilt also include a <br />sales building, extensive parking and landscaped areas. For your information, <br />attached are the following items: <br /> <br />B. <br />C. <br />D. <br /> <br />Site plan map <br />City Engineer's review (February 27, 1989) <br />City Engineer's Memo (March 7, 1989) <br />Proposed Development Agreement (available at meeting) <br /> <br />Observations: <br /> <br />On March 7, 1989. the Ramsey Planning and Zoning Commission recommended <br />site plan approval ~fith the follo~4ng conditions: <br /> <br />1. Limit development of the facility to two phases. <br /> <br />Exterior finish of the front wall facing Highway #10 on bot'h the <br />existing building and the new building comply with City Code <br />requirement to be at least 50% materials other than metal. <br /> <br />Construct no structures on the rear 50' of the site in consideration of <br />the future possibility of a service road in the area. <br /> <br />Recommendations: <br /> <br />Staff recommends approval of the proposed site plan with the Planning and <br />Zoning Commission conditions. <br /> <br />Conncll Action-' <br /> <br />Motion to approve/deny/table of Jim Peterson proposed site plan. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br />City Engineer <br />Community Development Director X <br /> <br />Chief of Police <br />Finance Officer <br />Planning & Zoning Comm. <br />Building Official <br /> <br />.X <br /> <br /> <br />
