Hakanson <br />Anderson <br />Assoc.,Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />February 28, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Oak Run Preliminary Plat Review <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the preliminary plat for Oak Run and offer the <br />following comments: <br /> <br />Oak Run is a proposed 29.8 acre development consisting of 12 <br />single family lots. <br /> <br />The County of Anoka has granted an access to CSAH 5 along the <br />common lot line for Lot 5 and 6, Block 1. The right of access <br />to the county highway from Lots 5, 6, 7, Block 1 should be <br />dedicated to Anoka County with the driveway access location <br />indicated for Lots 5 and 6. Lots 5 and 6 will require a <br />variance for access onto a major thoroughfare. <br /> <br />Lots 5 and 6, Block 1 do not meet the minimum 2.5 acre lot <br />requirement and would require a variance. <br /> <br />4. The following data was not provided as required by City Code: <br /> <br />a) <br /> <br />profile of existing centerline street grade and proposed <br />street section <br /> <br />b) proposed grading/drainage plan <br /> <br />Based on the soil borings and Anoka County Soil Survey, the <br />soil consists of zimmerman fine sand which is a Class I soil <br />suitable for on-site sewage disposal systems. <br /> <br />In accordance with the Park Commission's recommendation, cash <br />payment will be required in lieu of park dedication. <br /> <br />222.
