Hakanson <br />Anderson <br />Assoc.,inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />February 27, 1989 <br /> <br />Mr. Gerald Zimmerman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Wildwood Estates <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the revised Wildwood Estates Preliminary Plat as <br />requested. <br /> <br />Following is a list of comments resulting from our review of this <br />plat: <br /> <br />As previously stated, the proposed 71.8 acre development <br />consists of 23 lots with minimum lot sizes of two and one half <br /> <br />acres. <br /> <br />In review the soils, mottling was present in several borings. <br />City Code requires each lot contain 25% Class I soils or soils <br />with seasonal groundwater less than 6 feet from the surface. <br />To meet this requirement, the developer has agreed to grade <br />the deficient lots to provide 27,225 square feet or 25% of 2.5 <br />acres of lot area above the highest observed water table. <br />Lots that will require grading are Lots 5 - 8, Block 2. <br /> <br />The building setback from the Northern Natural Gas line should <br />be shown. <br /> <br />Calculations for sizing the culverts were not provided nor <br />were the grading and drainage plan for the ponding areas. As <br />noted on the review letter, a small area in the vicinity of <br />Lots 3, 4 and 5 of Block 2 does not appear to have a drainage <br />outlet. A ponding easement may be required. Also drainage <br />easements over the low area of Lots 2 - 4, Block 1 and <br />crossing the exception should be provided. <br /> <br />5.
