LEASE - RAMSEY LIO~S CLUB & R.R.M. ENTERPRISES, INC. This agreement, made this i~-~ftday. . of March, 1989, by and between R. R. M. Enterprises, Inc. 16659 N.W. St. Francis Blvd., Ramsey, MN 55303, LESSOR, and the RAtISEY LIONS CLUB, P. 0. 8ox 771, Ramsey, MN 55303, LESSEE. The lessor, in consideration of the rents and covenants hereinafter mentioned, does hereby lease to the Ramsey Lions Club, and the Ramsey Lions Club does hereby hire and take from the lessor the following described premises situated in the county of Anoka and the state of Minnesota, viz: an area located within the clubhouse of the Rum River Hills Golf Club described as follows: an eight (8) foot X four (4) foot, thirtytwo (32) square foot, area near the bar plus an area in a storage room for storage of charitable gambling supplies. To have and to hold, the above rented premises unto the Ramsey Lions Club, just as they are, without any liability or oblioation on the part of said lessor of making ~ny alterations, improvements or repairs of any kind on or about said premises, for and during the full term of the lease period of: ! ~ten~-1989 through 3C)~0~,~ 1990 for the purpose of lawful charitable gambling as authorized by the State of Minnesota. The Ramsey Lions Club agrees to and with the said lessor to pay as rent for the above mentioned premises the sum of: Six Hundred and no/lO0 ($600.00) per month. It is further agreed by and between parties as follows: That should the Ramsey Lions Club fail to make the above mentioned payments as herein specified or fail to fulfill any of the covenants herein contained, then and in that case it shall be lawful for the said lessor to re-enter and take possession of the above rented premises. The Ramsey Lions Club also covenants and agrees to and with the said lessor not to assign or sublet the above rented premises or any part thereof, without first obtaining the written consent of the said lessor, and that they will, at the expiration of the term of the lease, quietly yield and surrender the aforesaid premises to the said lessor, heirs and assigns. The said lessor does covenant that the Ramsey Lions Club, on paying the rent and performing the covenants aforesaid, shall and may peaceably and quietly have, hold, and enjoy the same demised premises for the term of this lease.
