DEWELO Pi~EN~r AGtLEEM~NT <br /> <br /> CITY OF RABLSEY <br />ANOKA COUNTY, MINNESOTA <br /> <br />Development agreement by and between the City of Ramsey, Minnesota ("City") and Clayton <br />Berg, ("Developer") <br /> <br />WlTNESSETH: <br /> <br /> WHEREAS, the Developer are the owner of certain real property situated in Anoka Count),, <br />Minnesota, located in the City of Ramsey, the legal description of which property is as follows: <br /> <br />The Southwest Quarter of the Southeast Quarter and the Northwest Quarter of the <br />Southeast Quarter, Section 5, To.reship 32, Range 25, Anoka Count),, Minnesota. <br /> <br />hereinafter "subject property"; and <br /> <br /> WHEREAS, the City has approved the plat of the subject property which is known as <br />Wildwood Acres and is hereinafter referred to as "the plat" contingent upon the Developer and <br />City entering into this Development Agreement; and <br /> <br /> WHEREAS, the Developer desires to effect the recording of the plat with the Anoka County <br />Recorder, upon the execution and approval thereof by the City. <br /> <br /> NOW, THEREFORE, in consideration of the mutual covenants and promises contained <br />herein, it is agreed as follows: <br /> <br />1. J~fARKETABLE TITLE. Developer shall provide proof of marketable title for the <br /> Subject Property to the City of Ramsey. <br /> <br />pARI{ DEDICATION RE@UIREMENTS. Park dedication requirement shall be <br />fulfilled in accordance with City Council's request for park dedication in effect at the <br />time of the application and in accordance ~5+~h the Park and Recreation Commission <br />recommendation. This amount ~511 be Five hundred ($500.00) dollars per lot as a cash <br />payment to the City of Ramsey Park Dedication Fund and shall be made prior to the <br />recording of the plat. <br /> <br />IMPROVEMENTS. The Developer x~51l construct improvements sho~m on the plans as <br />directed by ~he City Engineer, in accordance with the Ci;y standards and <br />specifications.
