SUMMARY OF ISSUES A. Wetlands The proposed development as planned will have minimal impact on the natural environment surrounding the existing wetlands since none of the lots abut on the wetlands. The ponding capacity of Wetland No. 2-!16W will be increased and drainage patterns will be changed to decrease impacts on' pond levels. B. Traffic As part of the plat approval, the City will require the developer to construct a new street south of Hunter's Hill to Sunfish Lake Boulevard. This street along with the streets in Wind·mere Woods will provide access to this project and minimize the impact on the streets in Hunter's Hill. The City is also planning an east-west collector street between Sunfish Lake Blvd. and C.S.A.H. No. 5 which will be located north of this project. C. Sewer Service Currently, this project is located outside of the 1990 Urban Service Area. ~*c~,_..____ __ ~=~-~=..=~ project approval will be contingent on the expansion of the ~JSA boundary by Metropolitan Council· The city has submitted an amen~anU to its Comprehensive Plan to expand the >~SA boundary to encompass the prcject.
