General Items Related to the Draft Develonment Aereement with Landmark of Anoka, <br />LLC for the Rum River Shores Develonment <br />1. Developer shall be required to construct homes with a minimal value of $400,000. No <br />split level or modified two story homes will be permitted to be constructed on any of the <br />lots. The first eight (8) homes built within the subdivision shall have a current fair <br />market value of between $429,000 and $650,000. All homes to be constructed must be <br />approved by Dean Hanson of Hanson Builders prior to submittal to the City for approval <br />and issuance of a building permit. These provisions protect the City if another developer <br />has to finish the project that the value and quality of the project is maintained. <br />2. Developer shall submit construction plans consistent with the approvals by the City <br />Council. Such plans include roads, utilities, public amenities, private amenities, trails, <br />grading, landscaping, bank restoration, etc. <br />3. Developer shall commence construction/grading by August 30th, 2013. <br />4. Developer shall be responsible, at their cost for the following improvements: <br />a. Site grading <br />b. Tree removal <br />c. Iron Monument Placement <br />d. Street Signs <br />e. Storm pond construction/maintenance <br />f. Public and private landscaping <br />g. Streets (curb, gutter and pavement) including storm and sanitary sewer, water <br />main <br />h. Street Lights <br />i. Landscaping <br />j. Sidewalks within the subdivision <br />k. Bank stabilization project less the city $100,000 contribution <br />1. $253,000 towards the intersection at 41st Avenue and CSAH 116 <br />5. City will have a consulting inspector on site to oversee public improvement installation. <br />6. Developer will prepare construction plans, be responsible for bank grading, tree <br />removal/reforestation, toe stabilization and trail installation for work related to the overall <br />bank stabilization in the Anoka Nature Preserve. <br />7. A homeowners association (HOA) will be required. <br />8. Developer shall install a lift station to serve the development. City will maintain the lift <br />station. <br />
