CLASSIC. <br />2015 First Avenue, Anoka, MN 55303 <br />Phone: (763) 576-2700 Website: www.ci.anoka.mn.us <br />CITY OF ANOKA, MINNESOTA <br />RESOLUTION <br />RES-2013-XX <br />PRELIMINARY PLAT APPROVAL <br />RUM RIVER SHORES <br />WHEREAS, Landmark Development of Anoka proposes to plat the 22.5-acre site generally <br />located west of 7th Avenue, north of County Road 116, and east of the Rum River. The plat <br />creates 44 single-family lots and four outlots. <br />WHEREAS, the property is zoned Sensitive Development District; <br />WHEREAS, the Lower Rum River Watershed Management Organization reviewed the <br />proposed storm water and grading plans and approved the plan with conditions; <br />WHEREAS, the Preliminary Plat meets all applicable city zoning and subdivision ordinances; <br />WHEREAS, the Anoka Planning Commission held a public hearing after proper legal notice on <br />July 9, 2013 and the Planning Commission recommended approval of the application with <br />conditions. <br />NOW, THEREFORE, BE IT RESOLVED that the Anoka City Council hereby approves the <br />preliminary plat for Rum River Shores with the following conditions: <br />1. The developer shall enter into a Development Agreement with the City of Anoka upon <br />final plat approval. <br />2. The developer shall comply with the LRRWMO approval and permit for the drainage, <br />grading and erosion control. <br />3. Improvements within the Anoka County right-of-way require necessary County permits. <br />The Anoka County Highway Depaitinent Engineering Plan Review process will apply to <br />this site. <br />4. The developer must submit electronic as -built surveys of all homes to the City of Anoka <br />Engineering Department. <br />
