Sh~ <br />noted the property is located at 17120 Tiger Stree . She stat~d~. Letendre owns a 17 ~re <br />parcel, where his single family home is locate~ ~nd 3is daugtite~ s home is located on the <br />adjacent 2.5 acre parcel to the south. Mr. Letendre is proPosing:?to'~e~'i~at the two homesteads to <br />create a new 3 acre parcel for development. She advisec~'~he:~Ulting lot sizes are 2.5 acres, 3 <br />acres, and 14.2 acres.' The purpose for the contingenc~'~was to pro¢ide Mr. E re opportunity to reconfigure lot <br />lines in order that he could gain con~.ol, o£:the future right-of-way alignment that would be <br />necessary for the. future extension of 1,7'Ist 'Avenue NW':'~o the west side of Tiger Street. She <br />advised there i.s a:, wei~}and near the home:~tead on Lot 2 that has been delineated and is proposed <br />to be encumbered with.:a drainage and u}~ity?asemenL The sketch plan also identifies the <br />location ,o~ existing struc~res and the-fact that:.ffie~ comply with property line setbacks, with one <br />exception. She noted ,there is a small sto~!tg~ shed on Lot 3 that is about' 1.6 feet from the <br />pr°Pert~ tine. The de~lopment, agreement:'should require relocating this shed to meet the 10 <br />foot side yard setback: <br /> <br />Community Development Director Frolik indicated the applicants have provided the City with a <br />concept plan to show. that the minor subdivision does not obstruct orderly re-subdivision of the <br />prope~ in the event '.City sewer and water become available in the future. She noted City Staff <br />recommen'ds approval 0fthe sketch plan. <br /> <br />Vice Chairperson Johnson asked if the applicant has reviewed the Staff Review Letter and <br />indicated they have no concerns with the Staff Review Letter. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Van Scoy to approve the sketch <br />plan of Letendre Addition contingent upon compliance with City Staff Review Letter dated <br />October 31, 2003. <br /> <br />Motion carried.
