LEASE BETWEEN THE RAMSEY LIONS CLUB & S.J.S. INC. <br /> <br />This agreement, is made this 27th day of April, 1989, between S.J.S. Inc., <br />6937 Highway 10 N.W., Ramsey, MN 55303, Landlord, and the Ramsey Lions Club, <br /> P.O. Box 771, Ramsey, MN 55303, Tenant. <br /> <br />The Landlord, in consideration of the rent and covenants herein mentioned, does <br />hereby lease to the Ramsey Lions Club, and the Ramsey Lions Club does hereby hire <br />and take from the Landlord the following described premises situated in the County of <br />Anoka and the State of Minnesota, viz: <br /> <br />210 square feet (three 7 ft. X 10 ft. areas) within the cocktail lounge and <br />game room of Jimmy B's American Cafe and Lounge. <br /> <br />To have and to hold, the above rented premises unto the Ramsey Lions Club, just as <br />they are, without any liability or obligation on the part of said tenant of making any <br />~lterations, improvements, or repairs of any kind on or about the premises for and <br />during the full term of the lease period of 1 July 1989 through 30 June 1991 <br />(24 months) for the purpose of charitable gambling as authorized by the State of <br /> \ <br />Minnesota. <br /> <br />The Ramsey Lions Club agrees to pay the said Landlord as rent for the above <br />mentioned premises the sum of Six Hundred and no/100 dollars ($600.00) on a <br />monthly basis on or about the first day of the month for the full term of this lease. <br /> <br />It is further agreed by the parties that should the Ramsey Lions Club fail to make the <br />above mentioned payments as herein specified or fail to fulfill any of the covenants <br />herein contained, then and in that case it shall be lawful for the said Landlord to re- <br />enter and take possession of the above rented premises, and hold and enjoy the same <br />without such re-entering working a forfeiture of the rents to be paid and the covenants <br />to be performed by the Ramsey Lions Club for the full term of this lease. <br /> <br />The Ramsey Lions Club also agrees with the Landlord not to assign or sublet the above <br />rented premises or any part thereof, without first obtaining the written consent of the <br />Landlord, and that they will, at the expiration of the term of the lease, quietly yield and <br />surrender the aforesaid premised to the said Landlord, heirs and assigns. <br /> <br />The Landlord does covenant that the Ramsey Lions Club, on paying the rent and <br />performing the agreements aforesaid, shall and may peaceably and quietly have, hold, <br />and enjoy the same demised premises for the term of this lease. <br /> <br />In testimony whereof, both parties have hereunto set their hands and seals on the date <br /> <br />above mentioned. <br /> <br />S.J.S.
