Chapter VII <br />RAMSEY STATION AREA DEVELOPMENT POTENTIAL <br />Northstar station area potential for residential, retail, and commercial development is dependent <br />on many factors including location, convenience, and the geographic area served by the station. <br />The amount and type of retail and commercial development that can be supported at each station <br />area will depend on its ability to capitalize on the economic vitality of the geographic area served <br />by the station. An important consideration in retail or commercial development is the station <br />area's convenience for potential customers that are not Northstar riders. <br />Ramsey Station <br />Ramsey Station opened November 14, 2012, in The COR at Ramsey town center development <br />between the intersections of Armstrong Boulevard and Ramsey Boulevard with TH-10, as shown <br />on Map 7-1. Ramsey Station benefits from being located in a planned community that could <br />incorporate the station in a TOD environment. As a result, the City of Ramsey has been <br />successful at attracting higher density mixed -use and transit supportive development in The COR <br />at Ramsey development, which was planned to incorporate the Ramsey Station. This was <br />accomplished, in part, by establishing a development plan and consolidating property ownership <br />in order to control the form and sequencing of development.
