The property is currently <br />zoned residential. <br /> <br />Following is a list of comments resulting from our review of the <br />De!!~ood Hills sketch plan: <br /> <br />1) <br /> <br />Del!wood Hills is a proposed 23.9 acre plat consisting of nine <br />sin~!e family lots. <br /> <br />2) <br /> <br />Any area intended to be dedicated or reset, ed for public use, <br />including the approximate size cf the area should be noted on <br />the plan. No parks or trails are indicated cn City Plans for <br />the proposed plat, thus park dedioat~on req~;irements may.be <br />recommence6 by the Parks Commission to be met in cash. <br /> <br />3) <br /> <br />Accordinc. to the Anoka Countv~ Soil Su~,ey, the soils consi_~=~ <br />of N.~ore loam sand and zimme_--K, an fine sand. ~.%~ore and <br />Zim~e_~man meet the criteria for Class I Soils. <br /> <br />4) <br /> <br />The propose6 cul-de-sac street (ll00'+) exceeds the maximum <br />length of 600 feet provided by city Code. <br /> <br />5) <br /> <br />The half section map shows a 66' street allowance for the <br />e>:~ension cf !T!st Avenue to the west of Bison. ~f extended, <br />ail lots cn the south 1/2 of the propose~ subdivision would <br />hzve do'able s~reet frontage. <br /> <br />6) Bison Street is not an improved street. <br /> <br />2ZZ Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5B60 <br /> <br />FaX 612/427-3401 <br /> <br />Eugene J.
