Based on the
soils su~,ey and the soil borings, all lots have adequate
Class I soils for on-site systems.

3)

The proposed cul-de-sac street (!!00'+) exceeds the maximum
length of 600 feet provided by City Code. Therefore, a
variance will be required. The city could require an easement
to the north for future access from County Road 63. This
would eliminate the nonconforming cul-de-sac in the future.
Another alternative would be to realign the streets to extend
171st Avenue to the west. The half section map shows a 66'
driveway easement south of the plat. This could be used for
the extension of 171st Avenue to the west of Bison.

2.2.2 Monroe Street
Anoka, Minnesota 55303

612/427-5860

FaX 612/427-3401

Eugene J.
