Surveyors & <br />Landscape Architects <br /> <br />June 20, 1989 <br /> <br />Honorable Mayor & City Council <br />City cf Ramsey <br />15153 ]~owthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Final Plat of Oak Run <br /> <br />As re~ested, we have reviewed the final plat of Oak Run and offer <br />the following comments: <br /> <br />The final plat consists of 12 single family lots as shown on <br />the preliminary plat which was approved on March 28, !989. <br /> <br />Lots 5 and 6, Block 1, will re.~uire variances for deficient <br />lot sizes and access onto a major thoroughfare. <br /> <br />In review of the street plan, we would recommend that the <br />grade of Coquina Street at C.S.A.H. No. 5 be reduced to three <br />percent or less and the vertical curve be increased to meet <br />city Codes. <br /> <br />In review of the grading plan, we would recommend that the <br />proposed pond C lying south of Lot 4, Block 2 be 2owered two <br />feet to provide three feet of clearance between the I00 year <br />flood elevation and existing waikcut eieva~ion to the east. <br />We would reco~end tha~ all proposed floor levels adjacen~ to <br />the ponding areas be kept three feet above the i00 year flood <br />elevations. <br /> <br />in review of the drainage easements, the easemen~ lying south <br />of Lot 4, B!cck 2 should be extended to the south to cover the <br />entire pondin? area ~= sho%m on the grading plan <br /> <br />At the time of preliminary plat approval, the cimy Council <br />waived the requirement of sea!coating by the developer, since <br />this plat abutted on an existing street.
