Therefore, we would <br />recommend approval of the preliminary plat subject to the following <br />conditions: <br /> <br />The land dedicated for park is approximately 2.32 acres which <br />is less than 10% (4.04 acres). Therefore, the balance of the <br />park dedication will have to be paid in cash. <br /> <br />Building elevations of the lowest floor must be set three feet <br />above the highest known or projected water level.
