Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />June 20, 1989 <br /> <br />Honorable Mayor & City Council <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MJ~ 55303 <br /> <br />Re: Final Plat of North Forty 2nd Addition <br /> <br />Dear Council Members: <br /> <br />As requested, we have reviewed the final plat of North Forty 2nd <br />Addition and offer the following comments: <br /> <br />The final plat consists of 13 single family lots as shown on <br />the preliminary plat which was approved on May 23, 1989. <br /> <br />In review of the final plat requirements, an address map has <br />not been submitted. <br /> <br />As previously stated in our letter of May 16, 1989, the land <br />dedicated for par)[ is approximately 2.32 acres which is less <br />than the required 10 percent (4.04 acres). Therefore, the <br />balance of the park dedication will have to be paid in cash. <br /> <br />Building elevation of the lowest floor must be set three feet <br />above the highest }~o%~ or projected water level. Therefore, <br />the lowest floor in Block ! should be above elevation 874 and <br />the lowest floor in Block 2 should be above elevation 875.5. <br /> <br />We would recommend approval of the final plat contingent cn the <br />following: <br /> <br />The developer comply with all the requirements listed in this <br />letter. <br /> <br />The developer post the re~uired bond or escrow and ente~ into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $51,600. The bond <br />or escrow is 125 percent of the estimated cost or $64,500. <br /> <br />222.
