"Ramsey Comprehensive Plan", prepared by Wehrman Chapman
Associates, Inc., September, 1981

"Report by the City of Ramsey on the Impact of Landfill in
Its' Community", prepared by city staff, December, 1982

"Feasibility Report for Trunk Sanitary Sewer, Trunk Storm
Sewer, & Public Water Facilities for the 1983 Rum River
Watershed Urban Area City of Ramsey, Minnesota, prepared by
Hakanson Anderson Associates, Inc., April, 1983

"Feasibility Report for Proposed Sanitary Sewer, and
Watermain, Construction for Proposed Anderson and Carson
Developments, City of Ramsey, Minnesota, prepared by Hakanson
Anderson Associates, Inc., June, 1988.

SUMMARY OF ISSUES

A. Wetlands

The plan proposes to minimize impact on existing wetlands
by preserving major wetland areas. Encroachment of a
small wetland will be mitigated by creation of a wetland
in the park and on rear yards of adjoining lots.

B. Traffic

The major volume of traffic from this development will
outlet on County Road No. 116 from Magnesium Street.
Traffic going west will utilize the streets in Cedar
Hills and outlet to Sunfish Lake Boulevard using a
proposed street south of the Hunter's Hill development.
This new street will be required as part of the
development of Cedar Hills and Chestnut Hills. Mn/DOT
does not foresee any major impacts on T.H.'s 10 and 47
created by this development.

C. Sewer Service

Currently, this project is located outside of the 1990
Urban Service Area. Therefore, final project approval
will be contingent on the expansion of the MI3SA boundary
by Metropolitan Council. The City has submitted an
amendment to its Comprehensive Plan to expand the MUSA
boundary to encompass the project.
