Wetlands <br /> <br />The plan proposes to minimize impact on existing wetlands <br />by preserving major wetland areas. Encroachment of a <br />small wetland will be mitigated by creation of a wetland <br />in the park and on rear yards of adjoining lots. <br /> <br />B. Traffic <br /> <br />The major volume of traffic from this development will <br />outlet on County Road No. 116 from Magnesium Street. <br />Traffic going west will utilize the streets in Cedar <br />Hills and outlet to Sunfish Lake Boulevard using a <br />proposed street south of the Hunter's Hill development. <br />This new street will be required as part of the <br />development of Cedar Hills and Chestnut Hills. Mn/DOT <br />does not foresee any major impacts on T.H.'s 10 and 47 <br />created by this development. <br /> <br />C. Sewer Service <br /> <br />Currently, this project is located outside of the 1990 <br />Urban Service Area. Therefore, final project approval <br />will be contingent on the expansion of the MI3SA boundary <br />by Metropolitan Council. The City has submitted an <br />amendment to its Comprehensive Plan to expand the MUSA <br />boundary to encompass the project. <br /> <br /> <br />
