The increased usage of the residential streets raises the concern of how much traffic the residential streets are capable of handling without accelerated deterioration. Put another way, wil! the increased traffic mean sealcoating or repairing cracks and potholes more often7 The corners of 171st and Zeolite area already getting worn away due to traffic cutting the corners too close, an~2 o ' o =o~n~. too fast around the corners. This problem will only be compounded with more traffic on the streets. The point we are tD'in~ to make is this, we are not happy with the proposed development given the present street systems, if there are no additional streets built or if Bison Stree~ is not improved from it's present gravel surface, 171st Avenue to Zeolite to 169th will become a through street nol only for the present homeowners but future homeowners along Bison as well. We think thru residential streets should be just that, residential streets, not a hub between a neighborhood and a major roadway with our neighborhood being caught in increased traffic to a major roadway without compromising our neighborhood in the process. Some ideas we have for achieving this goal are: 1. Improve the surface of Bison Street and close 171st Avenue N.W. Put in another East-West street lintdng the new neighborhood to a major south roadway. o At the very least, there should be a stop sign up on 171st and Zeolite if nothing else is done. Present traffic along Zeolite moves at a pretty good clip as it is and with more traffic coming onto Zeolite from 171st, with no traffic controls, it is an accident wa/ting to happen. In conclusion, we have no problems with more homes being built. We realize that this area is growing rapidly, it is a sign of the times. We do not think it ~s reasonable, however, to ask us to lower our qualiB, of life in our neighborhood by putting up with large increases in traffic when them are alternatives to this potential problem. We hope you will take into consideration what we have stated. We feel these are valid concerns that deserve some thought. Thank you." La_nb, Sanders - 17135 Bison - Stated that the lights from traffic coming down Bison will shine into his home. Noted that Bison currently is aligned on phvate land and not in the correct public fight-of-way. Pat Dusbabek - Inquired as to the type and cost range of homes that would be constructed in Delwood. Chairman Zimmennan replied that the homes would have to meet City Code standards; the market is good for better quality homes. Lee Hennen - Stated that he will be selling some of the lots to builders and building some of the homes himself.
