DEVELOPMENT AGREEMENT <br /> <br /> CITY OF RAMSEY <br />ANOKA COUNTY, MINNESOTA <br /> <br />Development agreement by and between the City of Ramsey, Minnesota ("City") and Joel F. <br />Nelson and Louis Wilhelmi ("Developers"). <br /> <br />WITNESSETH: <br /> <br />WHEREAS, Joel F. Nelson and Louis Wilhelmi, hereafter referred to as "Developers", have <br />properly applied for plal approval on the following described property located in the City of <br />Ramsey: <br /> <br />The Northwest Quarter of the Northwest Quarter of Section 7, Township 32, Range 25, <br />Anoka County, Minnesota, and the East Portion of the South thirty three feet (33') of the <br />Southwest Quarter of the Southwest Quarter of Section 6, Township 32, Range 25, Anoka <br />County, Minnesota. <br /> <br />WHEREAS, on July 10, 1989, the Ramsey Planning and Zoning Commission reviewed the sketch <br />plan. Mr. Wilhelmi stated he was willing to dedicate all the easements necessary for the <br />extension of 173rd. Avenue Northwest. In addition, the Planning and Zoning Commission <br />requested reconsideration on his recommendation in Item #5 regarding Lot Orientation. The <br />Planning and Zoning Commission approved the sketch plan for Evergreen Estates; and <br /> <br />WHEREAS, on July 13, 1989, the Ramsey Park and Recreation commission approved the sketch <br />plan for Evergreen Estates Addition and that park dedication be satisfied by cash. <br /> <br />NOW THEREFORE, BE IT RESOLVED, that the City Council of the City of Ramsey, Anoka County, <br />State of Minnesota, as follows: That final plat approval (Resolution # 89-07- ) of Evergreen <br />Estates Addition is granted contingent upon the following: <br /> <br />MARKETABLE TITLE. The Developer providing proof of marketable title for the property <br />to the City of Ramsey. <br /> <br />PARK DEDICATION REQUIREMENTS. Park dedication shall be satisfied in cash in the <br />amount of Five Hundred Dollars ($500.00) for Lot 1, Block 1, of Evergreen Estates <br />Addition. No park dedication for the remainder of the plat is required at this time. <br />However, the future development of the plat will require additional park dedication. <br /> <br />EASEMENTS, The Developes shall provide a drainage easement ten feet (10') in width <br />around Lot 1, Block 1, Evergreen Estates Addition. in addition, the developers shall <br />dedicate a sixty six foot (66') wide street easement along the North side of Lot 1, Block <br />1, Evergreen Estates Addition and extending westerly on 173rd. Avenue Northwest, the <br />distance of Lot 1, Block 1, Evergreen Estates Addition. <br /> <br />CONSTRUCTION SITE DEBRIS. The Developer shall adhere to Ordinance No. 89-11: An <br />Ordinance Regulating the Dumping of Garbage, Refuse, Site Development and <br />Construction Debris. <br /> <br /> <br />
