CASE #8 <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL FOR NATURE VIEW ADDITION <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed addition is located in parl of the Northeasl Quarter of the Southeast Quarter and the <br />Southeast Quarler ol the Southeasl Quarter ol Section 15, Township 32, Range 25, Anoka <br />County, Minnesota. The proposed subdivision has an area of over 70 acres and consists of 19 <br />single family rural residenlial lots. The average density of each lot is 2.79 acres. For your <br />information lhe following items are enclosed: <br /> <br />A. Site location map <br />B. Proposed subdividion <br />C. Letter from Anoka County DOT (April 23, 1989) <br />D. Letter from U.S. Army Corps of Engineer (May 23, 1989) <br />F_ Landscape Architect's review (June 1, 1989) <br />F. City Engineer's review (June 6, 1989) <br />G Public hearing notice <br />H. Affidavit of publication <br />I. Public hearing notice mailing list <br />J. Public hearing minutes (July 10, 1989) <br />K. City Engineer's review (July 5, 1989) <br /> <br />Observations: <br /> <br />On May 30, 1989, the City of Ramsey received application and sketch plan from Jonathan <br />Rambosek for Nature View Addition. On June 8, 1989, the Ramsey Park and Recreation <br />Commission recommended that park dedication be satisfied by land as stated in the Landscape <br />Archilect's review of June 1, 1989, and with a thirty (30) foot easement along the Southerly <br />boundary of the proposed subdivision. On June 12, 1989, the Ramsey Planning and Zoning <br />Commission approved the sketch plan for Nature View Addition as submitted by Mr. Rambosek <br />contingent to the City Engineer's recomm6ndations dated June 6, 1989. It was noted that Lot 2, <br />Block 1, does not meet the minimum lot size and that Lots 1, 2 and 3, Block 2, do not meet the <br />minimum width requirement of two hundred (200) feet. This is due to the fact that a number <br />of prexisting meets and bounds properlies with princpal structures are involved in the plat. In <br />addition, two of the driveways located on Nowthen Boulevard Northwest will be removed and <br />relocated 1o serve four (4) lots. <br /> <br />On July 10, 1989, the Ramsey Planning and Zoning Commission recommended that the City <br />Council approve the preliminary plat of Nature View Addition based on the City Engineer's <br />review dated July 5, 1989. Further, to note that the necessary fill will most likely be obtained <br />from Oakwood Hills Addition. <br /> <br />Recommendations: <br /> <br />Staff recommends that park dedication be satisfied by land as prescribed in the City Landscape <br /> <br /> <br />
