Curb is not shown on the back of <br />building or along driveway. <br /> <br />Landscape <br /> <br />Eight trees are shown to be planted off property to the north. The <br />planting bed and trees near the driveway must be at least 20' from <br />any drive or street. Ail remaining areas must be seeded, sodded, <br />or other ground cover established. <br /> <br />Storm Drainaoe <br /> <br />The River's Bend area is served by storm sewer. Spot grades of the <br />plan indicate that the main parking area will drain off site to the <br />car wash parking lot. The driveway (with curb) will drain to <br />Xkimo. The employee and serx'ice parking area will also need to <br />establish grades to drain to Xkimo. A revised grading plan should <br />be submitted showing curbs and spot grades. A drainage easement <br />will be necessary to drain across the car wash property. <br /> <br />Lighting and Signs <br /> <br />A light standard is shown on the west wide of the public parking <br />area and south of the access drive. These light standards <br />preferably would be consistent with those used in nearby <br />development and should be sized to prevent ~lare on public streets. <br /> <br />No freestanding signs were indicated on the plan. <br /> <br />Refuse <br /> <br />Refuse will be stored on the east side of the building within an <br />enclosure.
