lo the present streel syslem.% tile ~"a,l~o through our nei,c_hbori~ood would incrcasv cvcn
II, ore.

The increased usage of the residential streets raises the concern of how much traffic the
resicten:i:~! streets are capable of handling wi:horn accelerated deterioration. Pu', eric',her
way, ,,,,'il! the increased u-afdc mcan sealcoating or repairing ~ack.s and poti~oles more cf ten?
Ti~e corners of 171sc and Zeolite area already ge;tin~_ worn aw:.w ciue to ~affic cut:in7 ti~e
corners too close, ant going too fas: around the corners. This problem will only bc
compounded with more t:'affw on fl~e s~'eet.-,.

Thc paint we arc t,'p,.'ing lo make is this, we are not happy with thc proposed development
given lhe present street systems, if there ,m'-¢ no additional st-feets built or if Bison S~ree:. is
not improved from it's present g-ravel su~ace, ]71st Avenue Io Zeolite to ]69th will
bscome a through street not only for the presem homeowners but future homeowners along
Bison as well. \Ve think thru residential sn"eets should be just that, residential streets, no: ::
hub between a neighborhood and a major roadwav, with our neighborhood '~;n_ '~' £ caught in
increased traffic to a major roadway without compromising our neighborhood in the
process,

Some ideas we have for achieving this goal are:

i. Improve the surface of Bison S tree: and close 1'7 ] s~ Avenue N.W.

9

Put in another East-West street linking the new neighborhood to a major south
roadway.

At the very least, there should ~ a stop sign up on 171st and Zeolite if nothing else
is done. /Sresent traffic along Zeolite moves at a pretty good ciin as it is and with
more ~'affic coming onto Zeolite from i71st, with no traffic controls, it is an
accident waiting to happen.

In conclusion, we have no problems with more homes being built. We realize that this area
is ~owing rapidly, it is a sign of the times. We do not think it is reasonable, however, to
ask us to lower our quails, of life in our neighborhood by putting up with la-ge increases in
traffic when there are alternatives to this potential problem.

We hope you will take into consideration what we have stated. 'We feel these are 'valid
concerns that deserve some though,.. TharJ.: yom"

La,nqy Sanders - 171.35 Bison - Stated that the lights from ~'-affic coming down Bison will
shine into his home. Noted that Bison cmn-ently is aligned on -ofivate land and not in the
coxect public plght-of-way.

Pat Dusbabek - Inquired as to the t.~.'pe and cost range of homes that would be consu-ucted
in Delwood.

Chairman Zimme, nman replied that the homes would have to meet City Code s:andm-ds; the
market is good for better quality homes.

Lee Hennen Stated that he will be s,~lnn~ some to "'
- '~" 7 ofthelots buuaers and buildina some
of the homes himself. The homes will be required to have double ar~ched .~a.rages ~,nd the

Plamnin~ & Zonina_ Public Head. rig/May ;., '~ 198o.
