compliance to the City <br /> <br />WHEREAS, the Ramsey Oily Council met on June 27, 1989, and approved the preliminary plat <br />for the Dellwood Hills Addition. <br /> <br />NOW THEREFORE, BE IT RESOLVED, that the City Council o! the City o! Ramsey, Anoka County, <br />State of Mmnesola, as follows: Thal fina', pla~ approval Resolution # 89-08-_ of Dellwood <br />Hills Addition is granted contingent upon the following: <br /> <br />MARKETABLE TITLE. The Developer providing proof of marketable title for the properly <br />lo the Oily ct Ramsey. <br /> <br />PARK DED!C*~TION REQUIREMENTS. Park dedication requirement shall be fulfilled in <br />accordance with Cily Council's Toques1 for park dedication in effect at the time of the <br />application and in accordance with the Park and Recreation Commission recommendation. <br />The park dedication shall be satisfied by cash in the amount of Four Thousand Five <br />Hundred Dollars ($4,500.00) which represents a park dedication tee of Five Hundred <br />Dollars ($500.00)/tot for nine (9) lots. The park dedication shall be provided to the <br />City prior to the recording of the plat. <br /> <br />~MPROVEMENTS. The Developer will construct improvements shown on the plans as <br />directed by the City Engineer, in accordance with the 'City standards and specifications. <br />These improvements include the construction of the street within the plat known as <br />171st Lane Northwest; including bituminous surfacing and relaled dilches, grading, <br />backslopes, drainage and seeding. The Developer shall restore all disturbed area as <br />specified by the City Engineer. The Developer shall also provide erosion control <br />measures during conslruction. Said improvements shall be completed on or before <br />September 1, 1990. <br /> <br />FIN&NQIAL GUARANTEE. The Developer shall provide s financial guarantee for the <br />construction of these improvements. This guarantee shall be in the form of cash or City <br />approved Letter of Credit in the amount of Thirty Seven Thousand Five Hundred Dollars <br />($37,500.00), which amounts to 125% of the Engineer's estimated cost for such <br />improvements. In addition to 1he Letter of Credit, the Developer shall post a <br />maintenance guarantee at the time of the completion of the improvements in the amount <br />of Ten thousand dollars ($10,000.00). This security shall be deposited with the City in <br />1he form of a cash escrow or a Letter of Credit in a form to be acceptable to the City. <br />This security shall be held by the City for One (1) year from the date of final acceptance <br />of the improvements. <br /> <br />GRADING AND DRAINAGE PLAN. The Developer shall comply with grading and drainage <br />plans submitted to and approved by the City Engineer. <br /> <br />Fo <br /> <br />TREE REMOVAUD!SFEASEDTREE CONTROL. The Developer shall prevent the introduction <br />and spread of tree disease into the residue tree populations of the subdivision and <br />adjoining properties and to reduce 'the impacts of construction on the residual property <br />of the subdivision and adjoining properties.
