Hakanson
Anderson
Assoc., Inc.

Engineers. Sur,zeyors &
L~nOsc.~pc A~cmtects

July 5, 1989

Mr. Gerald ZiImmerman, Chairman
Planning & Zoning Commission
City of Ramsey
15153 Nowthen Boulevard N.W.
Rams,y, M~ 55303

Re: Alicia Addition Preliminary Plat Review

Dear Mr. Zimme-~man:

We have reviewed the preliminary plat for A!icia Addition and offer
the following comments:

Alicia Addition is a proposed 40 acre development in the rural
area consisting'of 14 single family lots.

The County Engineer's review of the sketch plan (5/19/89)
indicated that right-of-way dedication for both Co. 83 and 63
should be 60'. The preliminary plat reflects a 60' ems, men=
for Co. 63 and an additional 27' easement along Co. 82. ~e
discussed this point with Bill Sironen, Assistant County
Engineer, and he stated that a 27' easement is adequate since
the road may be turned over to the City in the future.

The County's review .u_~he~ indicates thato..=y~ Lots 2 and ~,~
Block 1 would be pel~T~itted drive%~ay access to county road 82.
Lot 3's drive is to be located near the south lot line
furthest from the highv;ay intersection.

Ail lots have a gross area of 2.5 acres or greater. Lot 5,
Block 2 is a corner lot with a required greater ~idth than
interior lots. A variance would be reTaired.

Approximately 40% of Lot 2, Block 4 is to be utilized for
sto~ water retention pond. An easement should be shown on
the plat fcr the pond area.

The grading plan indicates that a single temporary cul-de-sac
%;ould be developed at the intersection of 171st and Rabbit
~ith road easements provided to the east and south property
lines of the plat.

222 Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 61 2/427-3401

Eugene ].
