Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />August 10, 1989 <br /> <br />Honorable Mayor & City Council <br />city of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, F~ 55303 <br /> <br />Re: Final Plat of Alicia Addition <br /> <br />Dear Councilmembers: <br /> <br />since our letter dated July 5, 1989 to Mr. Gerald Zimmerman, the <br />developer has revised the plat to reflect comments previously <br />expressed. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer post the re~aired bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $72,480 (seventy two <br />thousand four hundred eighty and no/100 dollars). The bond <br />or escrow is 125 percent of the estimated cost or $90,600 <br />(ninety thousand six hundred and no/100 dollars). <br /> <br />The developer agrees to provide a cash deposit for Stage II <br />improvements as stated in Article 170.039c of the City Code. <br />The required escrow for Stage Ii improvements is $3,300.00 <br />(three thousand three hundred and no/100 dollars). <br /> <br />The developer pays park dedication fee as required by City <br />Code. <br /> <br />The developer provide additional 27 feet of street easement <br />along County Road No. 83 as requested by Anoka County. <br /> <br />In review of the street plans, we would recommend that the <br />temporary cul-de-sacs be paved. Also, construction <br />specifications must be provided as reacquired by the City Code. <br /> <br />222.
