Ranwart, Communi~- Development Director <br /> <br />Bac~round: <br /> <br />The proposed addition is located in the Northwest Quarter of the Northwest Quarter of Section 7, <br />To,reship 32, Range 25, Anoka County, Minnesota. The proposed subdi~fision has an area of 44 <br />acres more or less and consists of one (1) 2.5 acre lot with the remainder to be undeveloped. Mr. <br />Wilhelmi stated he was willing to dedicate all the easements necessary for the e×~ension of 173rd. <br />Avenue Northwest. In addition, the Planning and Zoning Commission requested reconsideration <br />on his recommendation in Item #5 regarding Lot Orientation. The Planning and Zoning <br />Commission approved the sketch plan for Evergreen Estates. <br /> <br />On July 13, 1989, the Ramsay Park and Recreation Commission approved the sketch plan for <br />Evergreen Estates Addition and that park dedication be satisfied by cash. <br /> <br />On July 25, 1989, the Ramsay City Council tabled action on the request for final plat approval of <br />Evergreen Estates to allow Mr. Wilhelm/suffcien~ time to re,dew his options with City Staff. <br /> <br />On August 15, 1989, the City received a letter from the Wilhelmis' requesting a variance <br />regarding the hard surfacing of the proposed extension of 173rd. Avenue Northwest. Also, <br />has been informed that ~dth a favorable response to the variance, the Wilhelmis' plan on platting <br />the entire eight3' (80) acres to show the entire sixD' six (66) foot street dedication. The plat would <br />still on]y show the one (1) lot. <br /> <br />Recommendation: <br /> <br />Staff recommends that park dedication be satisfied by cash as stated in the Landscape Architect's <br />rexqew of June 28, 1989. <br /> <br />The Planning and Zoning Commission recommends approval of the Evergreen Estates Addition. <br /> <br />Staff recommends final plat approval of Evergreen Estates Addition, as per City Engineer's <br />review dated July 19, 1989. <br /> <br />Council Action: <br /> <br /> <br />
