<br />V~HrR=AS, on July 10, 1989 1ne Ramse), Planning and Zoning Commission reviewed the skelch
<br />plan. lvlr. Wilhelmi stated he was willing to dedicale all the easements necessary for the
<br />extension of 173rd. Avenue Northwest. In acidition, the Planning and Zoning Commission
<br />requesled reconsideralion on his recommendation in Item #5 regarding Lot Orientation. The
<br />Planning and Zoning Commission approved the sketch plan 1or Evergreen Estates; and
<br />
<br />WHEREAS, on July 13, 1989, the Ramsey Park and Recreation commission approved the sketch
<br />plgn for Evergreen Estates Addition and that park dedication be satisfied by cash.
<br />
<br />NOW THEREFORE, BE IT RESOLVED, that the Cily ~oun,..~l of the City of Ramsey, Anoka County,
<br />Stale of Minnesota, as follows' That final plat approval (Resolution # 89-07- ) of Evergreen
<br />Estates Addition is granted contingent upon the following:

<br />f¢~ARKET.ABLE TITLE. The Developer providing proof of marketable title for the prope,'-ty
<br />to the Cily of Ramsey.

<br />These improvements include the extension of ':73rd Avenue r.;.W, and temporary cu',-de-
<br />sac within the plat and includes shaping the s~reet and related ditches, grading,
<br />backslopes, drainage, and seeding. The Deveioper shall be responsible for an), expenses
<br />associated with the construction of these improvements. The Developer shall restore all
<br />disturbed areas as specified by the City Engineer. The Developer shall also provide
<br />erosion control measures during construction. Said improvements shall be completed on
<br />or before November 1, 1989.
<br />
<br />F!N/flN01AL GUARANTEE. The Developer shall provide a financial guarantee for the
<br />construction of these improvements. This guarantee shall be in the form of cash or City
<br />approved Letter of Credit in the amount of Three Thousand Seven Hundred Fifty Dollars
<br />($3,750.00), which amounts 1o 125% of the City Engineer's eslimated cost for such
<br />
