Hakanson <br />Anderson <br />Assoc.. inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />August 10, 1989 <br /> <br />Honorable ~:ayor & City Council <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Final Plat of North Fork Third <br /> <br />Dear Council Members: <br /> <br />since our letters dated April 27 and May 17, 1987 to Mr. Gerald <br />zimmerman, the developer has revised the plat to reflect comments <br />previously expressed. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer post the rewired bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost cf improvements to be $108,160 (one hundred <br />eight thousand one hundred sixty and no/100 dollars). The <br />bond or escrow is 125 percent of the estimated cost or <br />$135,200 (one hundred thirty five thousand two hundred and <br />no/100 dollars). <br /> <br />The develcper agrees to provide a cash deposit for Stage Ii <br />improvements as stated in Article 170.039c of the City Code. <br />The required escrow for Stage II improvements is $4,200.00 <br />(four thousand two hundred and no/!00). <br /> <br />The developer dedicates Outiots D and E in accordance with the <br />park agreement. <br /> <br />In review of the street plans, an easement must be provided <br />for the temporary cul-de-sac on 162nd Lane N.W. Also, <br />construction specifications must be provided as required by <br />the city Code. <br /> <br />In review of the final plat requirements, the following item <br />must be submitted: <br /> <br />a) <br /> <br />A reproducible copy of the final plat showing addresses <br />of all lots platted. <br /> <br />222.
