The Metropolitan Council has also approved the City's <br />request to expand the MUSA boundary to include the plat of Juniper <br />Woods. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the grading and pay for <br />the assessment for sewer, water, streets and storm sewer. We <br />have estimated the cost of grading to be $13,200 (thirteen <br />thousand two hundred and no/100 dollars). The bond or escrow <br />is 125 percent of the estimated cost of $16,500 (sixteen <br />thousand five hundred and no/100 dollars). The amount of <br />escrow for the utilities will depend on the financial <br />statement of the developer. <br /> <br />The developer agrees to pay for Stage II improvements as <br />stated in Article 170.039c of the City Code. The required <br />payment for Stage II improvements is $2,400 (two thousand four <br />hundred and no/100 dollars). <br /> <br />Plans and specifications for construction of the required <br />utilities should be ordered contingent on the developer <br />posting the required escrow.
