Backgrounck <br /> <br />The proposed addition has an area of approximately 40 acres and consists of 2 - 2.5 <br />acre lots. The property is located East of St. Francis Boulevard (State Highway <br />#47) and South of ]77th Avenue Northwest. The current zoning of the properly is <br />R-1R Rural Residential and is currently being used as agricultural. The proposcd <br />land use ~-ill be R-IR Rural Residential. For yom' <br />information, the follow'lng items are enclosed: <br /> <br />B. <br />C. <br />D. <br />E, <br />F. <br /> <br />Site location maps <br />Proposed subdRdsion <br />City EnCneer's review (Augmst 29, 1989) <br />C/ty Landscape Architect's rexfiew (September 6, 1989) <br />Proposed Resolution <br />Proposed Development A~m'eement <br /> <br />Obsem-afion~ <br /> <br />On August 10, 1989, the City of Ramsey received an application and sketch plan <br />from John Gobernatz for Gobernatz Addition. <br /> <br />On September 5, 1989, the Ramsey Planning and Zoning Commission approved <br />the sketch plan for Gobernatz Addition contingent upon providing a drainage <br />easement across Lot #3. <br /> <br />Motion also carried regarding that corrective action should occur when 177th <br />Avenue Northwest is realigmed, and that until that time, the current alignment <br />u-ill be used since the City has user rights for 177th Avenue Northwest in ifs <br />present alignment. <br /> <br />On September 14, 19S9, the Ramsey Park and Recreation Commission accepted <br />staff recommendation that the Gobernatz Addition meet the park dedication <br />requirement by pa35ng Five Hundred dollars (2500.00) for each new lot (Si,000.00 <br />total). <br /> <br />Ileeomm enctafion: <br /> <br />Staff recommends that cash should be used to satis~? the park dedication <br />requ/rements. The mount of park dedication should be One Thousand Dollars <br />(21,000.00) which is Five Hundred Dollars ($500.00) per each new buildable lot. <br /> <br />Staff recommends final plat approval of Gobernatz Addition. <br /> <br /> <br />
