The developer has also added three ponds on <br />the plat which are for aesthetics. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $108,160 (one hundred <br />eight thousand one hundred sixty and no/100 dollars). The <br />bond or escrow is 125 percent of the estimated cost or <br />$135,200' (one hundred thirty five thousand two hundred and <br />no/100 dollars). <br /> <br />The developer agrees to provide a cash deposit for Stage II <br />improvements as stated in Article !70.039c of the City Code. <br />The required escrow for Stage II improvements is $4,200.00 <br />(four thousand two hundred and no/100). <br /> <br />The developer dedicates Outlots D and E in accordance with the <br />park agreement.
