CITY OF RAMSEY <br /> <br /> ANOKA COUNTY, MINNESOTA <br /> <br /> DEVELOPMENT (;::~)NTRA~T- NATURE VIEW <br /> <br /> THIS AGREEMENT, made and entered into by and between the CiTY OF RAMSEY, a <br />municipal corporation of the State of Minnesota (the "CITY"), and JAMES F. WHARTON AND <br />BEVERLY J. WHARTON, HUSBAND AND WIFE, RICHARD W. STONE AND LORRAINE <br /> <br />F. STONE, HUSBAND AND WIFE, GARTH L. HARTWIG AND HELEN L. HARTWIG, <br />HUSBAND AND WIFE, DORA S. NALLICK, A SINGLE PERSON, AND JONATHAN <br />RAMBOSEK, whose address is 16275 Uranium Street N.W., Ramsey, Minnesota (all <br /> <br />collectively hereinafter referred to as the "DEVELOPER"). <br /> WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER, with the exception of Jonathan Rambosek, is the fee <br />owner of the following described property situated in the CITY OF RAMSEY, County of Anoka, <br />State of Minnesota, and legally described as follows: <br /> <br /> See attached Exhibit "A"; <br /> <br />the "Subject Property." <br /> <br /> WHEREAS, on September 26, 1989, the CITY approved the final plat of the Subject <br />Property pursuant to Resolution No. 89-09-_, which plat is known as NATURE VIEW (the <br />"Plat") contingent on certain requirements, including DEVELOPER and CiTY entering into this <br />contract; and <br /> <br /> WHEREAS, no expenditures of CITY funds, will be made until the City Code escrow <br />requirements have been fulfilled by DEVELOPER; and <br /> <br /> WHEREAS, City Code Section 170.039B defines "Stage l" Improvements and "Stage I1" <br />Improvements which definition is used herein when reference is made to "Stage I" and Stage I1" <br />improvements; and <br /> <br /> WHEREAS, the DEVELOPER desires to construct the Stage I and Stage II <br /> <br /> <br />
