FINANCIAL GUARANTEE. The Developer shall proviae a financial guaranlee for the <br />construction of these improvements. This guarantee shall be in the lorm of cash or City <br />approved Letter of Credit in the amount of Three Thousand Seven Hundred Fifty Dollars <br />($3,750.00), which amounts to 125% of the Cily Engineer's estimated cos! for such <br />improvements. This financial guarantee shal! be provided to the City prior to the <br />recording of the plat. <br /> <br />Do <br /> <br />~ The City of Ramsey grants a variance in nol requiring hard surfacing of the <br />proposed expansion of 173rd. Park dedication shall be satisfied in cash in 1he <br />amount of Five Hunclred Dollars ($500.00) for Lot 1, Block 1, of Evergreen Estales <br />Addition. The park dedication shall be provided to the City prior to the recording of the <br />plat. No park dedication tor the remainder of the plat is required al this time. However, <br />the future development of the plat will require additional park dedication. <br /> <br />~ The Developers shall provide a drainage easement 1eh feel (10') in width <br />around Lot 1, Block 1, Evergreen Estales Addilion. In addilion, the developers shall <br />dedicale a sixty six foot (66') wide street easement along the North side of Lo! 1, Block <br />1, Evergreen Estates Addition and exlending westerly on 173rd. Avenue Northwest, the <br />distance of Lot 1, Block 1, Evergreen Estates Addition. <br /> <br />G <br /> <br />CONSTRUCTION SITE DEBRIS. The Developers shall adhere to Ordinance No. 89-11: An <br />Ordinance Regulating the Dumping of Garbage, Refuse, Site Development and <br />Construction Debris. <br /> <br />Ho <br /> <br />BUILDING PERMITS. The Developer agrees that in compliance with the City Code, no <br />building permits for any lot in the plat shall be issued until all grading and class five <br />gravel has been placed on the roads. <br /> <br />DEVELOPMENT AGREEMENT.
