If and when a frontage road is constructed, this area <br />would require reshaping. Approximately 46% of the site is proposed <br />to be paved. <br /> <br />Storm_ Dra inane <br /> <br />The parcel is not currently served by storm sewer, although this <br />is planned within the near future. The applicant has proposed a <br />retention pond with 35,000 cubic feet capacity. Additionally, <br />storm drainage is directed to the Hwy. 10 ditch. Stormwater <br />drainage appears to be sufficiently addressed. <br /> <br />Landscape Screening & Liqhting <br /> <br />Sheet 2 of the site plan illustrates proposed landscaping and <br />lighting for the site. <br /> <br />Two light standards are proposed approximately 70' from the Hwy. <br />10 right-of-way and should not present a problem to motorists or <br />adjoining properties. <br /> <br />Landscape shrubs should be a minimum size of 3'. More effective <br />screening along the west property line would be achieved by using <br />Techny Arborvitae rather than Techny Globe. Arborvitae.
