LEASE - RAMSEY LIONS CLUB (LESSEE) & TIlE SUPER BOWL (LESSOR) <br /> <br />This agreement, made this 4th day of August, 1989, by and between Michael J. Geheren, dba <br />Thc Super Bowl, 6720 138th Avenue N.W., Ramsey, MN 55303, LESSOR, and the Ramsey Lions <br />Club, P.O. Box 771, Ramsey, MN 55303, LESSEE. <br /> <br />The lessor, in consideration of the rents and covenants hcrcina£ter mentioned, docs hereby <br />lease to the Ramsey Lions Club, and the Ramsey Lions Club does hereby hire and take from <br />the lessor the following described premises situated in the County of Anoka and the State of <br />Minnesota: <br /> <br />Seventy (70) square foot portion (7 ft. X 10 ft.) of the cocktail lounge within <br />the bar area of the SuperBowl located at 6720 138th Avenue N.W., Ramsey, MN <br /> <br />To have and to hold, the above rented premises unto the Ramsey Lions Club, just as they are, <br />without any liability or obligation on the part of the said lessor of making any alterations, <br />improvements, or repairs of any kind on or about said premises, for and during the full <br />term of the lease period of: <br /> <br />One (1) year, 1 November 1989 through 31 October 1990 <br /> <br />for the purpose of charitable gambling as authorized by the State of Minnesota. The lessee, <br />The Ramsey Lions Club, shall operate only after issuance of a license and shall be subject to <br />the terms of the ordinances governing charitable gambling in the City of Ramsey. <br /> <br />The Ramsey Lions Club agrees to and with the said lessor to pay as rent for the above <br />mentioned premises the sum of $600.00 per month for and during the full term of this lease. <br />It is further agreed by and between parties as follows: <br /> <br />That should the Ramsey Lions Club fail to make the above mentioned rent <br />payment as specified or fail to fulfill any of thc covenants contained herein, <br />then it shall be lawful for the said lessor to re-enter and take possession of the <br />above rented premises, and hold and enjoy thc same without such re-entering <br />working a forfeiture of the rents to be paid and the covenants to be performed <br />by the Ramsey Lions Club for the full term of this lease. <br /> <br />The Ramsey Lions Club als() covenants and agrees not ~ assign or sublet tim <br />above rented premises or any part thereof, without first obtaining tile written <br />consent of the lessor, and that they will, at the expiration of the term of the <br />lease, quietly yield and surrender the premises to the said lessor, heirs, and <br />assigns. <br /> <br />The lessor does covenant that tile Ramscy Lions Club, on paying Ihe rent and <br />performing the covenants aforesaid, shall and may peaceably and quietly <br />have, hold, and enjoy the same demised premises for the term ol' this lease. <br /> <br />In testimony thereof, b~th parties have hereunto set their h:mds and seals. <br /> ' ' <br />~CHAEL J.
