Hakanson
Anderson
Assoc.,Inc.

Engineers, Surveyors &
Landsc~,ne Architects

July 27, 1989

Mr. Gerald Zimmerman, Chairman
Ramsey Planning & Zoning Commission
City of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, PIN 55303

Re: Sketch Plan Review for John Haubrich

Dear Mr. Zimmerman:

We have reviewed the above referenced sketch plan which is located
in the urban service area of the City. However, the plat is
located outside the City's year 2000 MUSA boundary.

Following is a list of comments resulting from our review of this
sketch plan.

The proposed plat consists of 6 lots with minimum lot sizes
of two and one half acres. All of the lots also meet the
minimum width requirement of 200 feet.

In review of access to the plat, access will be provided from
CSAH No.' 5 to the east . The access to the plat should be
reviewed by the Anoka County Highway Department.

We are unable to comment on the drainage at this time. The
developer will have to show how drainage will be handled on
the preliminary plat.

In review of the street plan, ~he proposed temporary cul-de-
sac exceeds the maximum length for cul-de-sacs allowed by City
Code and requires a variance. Provisions should be made to
provide for construction of a future street along the north
plat boundary to allow for resubdivision of the lots at the
time city sewer and water are available.

ZZ2 Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 612/427-3401

Eugene J.
