Mr. Gerald Zimmerman, Chairman
Page 2
September 26, 1989

6)

In review of the street plans, the following revisions should
be made:

The culvert at Nowthen Blvd. should include flared end
sections.

The vertical curve at station 10 should be lengthened to
meet the requirement of the City Code.

7)

In review of park dedication, the proposed bike easement
equals approximately 0.49 acres. The park dedication
requirement is 10% of the total land area or 1.72 acres.
Therefore, the balance will have to be made up with the
construction of the bike path as recommended by the Park
Commission and agreed to by the developer. Plans and
specifications will have to be provided for the construction
of the bike path.

We would recommend approval of the plat contingent on granting a
variance for the cul-de-sacs length and meeting the requirements
of the City Code.

If you have any questions in regard to the preliminary plat, please
let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
