The original parcel was 4.99 acres <br />which was subsequently reduced by right-of-way requirements <br />for CSAH'5. <br /> <br />Direct access to county roads from individual lots is not <br />permitted under city code. The planned lot split will have <br />to be reviewed by the county regarding access to Lot 2. <br /> <br />According to the Anoka County Soil Survey, soil type is <br />Zimmerman fine sand (ZmD), a Class V soil unsuitable for <br />standard on-site systems on Lot 2 and (ZmC), a Class I soil <br />on Lot 1.
