The property is currently <br />zoned R-iR, Rural Residential. <br /> <br />Following is a list of comments resulting from our review of the <br />Gordon's Gardens 2nd Addition sketch plan: <br /> <br />Gordon's Gardens 2nd Addition is a proposed 26 acre plat <br />consisting of seven single family lots. The proposed plat is <br />a replat of Block 1, Gordon's Gardens. <br /> <br />According to the Anoka County Soil Survey, the soils consist <br />of Nymore loamy sand and Zimmerman fine sand. Nymore and <br />Zimmerman meet the criteria for Class I soils. <br /> <br />Access to Lots 1-6 is proposed from County State Aid Hwy. 22 <br />(181st Avenue N.W.). The access would be extended to the west <br />property line in an alignment which would tie in with 180th <br />Avenue N.W. <br /> <br />The cul-de-sac on 180th Avenue to the west stops short of the <br />property line by less than !0' (commonly referred to as a <br />"spite" strip). In accordance with direction from both P&Z <br />and City Council, staff has repeatedly attempted to negotiate <br />a purchase or land transfer for the necessary easement to <br />extend 180th Avenue to the common property line. Staff <br />recommends that the city proceed with a condemnation action <br />for this easement. <br /> <br />2.
