July 27, 198~
Page Two

Maple Grove 120 90

500' from centerline of
intersection to center
of circle

As indicated by the above standards, a majority of the cities have
a maximum length of 500 feet. The City of Ramsey currently allows
a maximum of 600 feet. We would recommend that the City maintain
the maximum of 600 feet and grant variances for temporary cul-de-
sac that exceed 600 feet or for hardship cases. The City of
Ramsey's standard for cul-de-sac right of way (130 feet) and
pavement diameter (100 feet) also exceeds most of the surrounding
communities. The City may want to consider reducing their
standards by 10 feet in the urban area with urban type streets.

The City Council at their July 25, 1989 council meeting directed
us to review street right of way widths in the City with other
communities. Following is a list of right of way widths in six
neighboring communities:

Municipality
Anoka
Andover
Blaine

Champlin

Coon Rapids

Brooklyn Park

Arterial Collector Minor

100 80 60
100 80 60

120 70 60
80

80 80 60
80 75 60

120 70 60
80

Ail of the neighboring communities allow a 60 street right of way
for minor streets. We would concur with this standard in the urban
area with the condition that 10 feet wide drainage and utility
easements are provided. Attached is a t~icat utility layout for
the city of Champ!in showing a right cf way of 60 feet with a !0
feet wide utility and drainage easement.
