CASE <br /> <br /> REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br /> THE NORTH FORTY THIRD ADDITION <br /> CASE OF RICHARD J. SYBRANT, R.J.S. BUILDERS INC. <br />By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed addition has an area of 70.26 acres including roadways and will consist of five (5) <br />blocks with a total of 26 Rural Residential lots. The existing and proposed zoning is R-1R, <br />Rural Residential District. The property is generally located in the Northwest Quarter of the <br />Northeast Quarter of Section 20, Township 32, Range 25, Anoka County, Minnesota, and the <br />Northwest Quarter of the Northeast Quarter of Section 20, Township 32, Range 25, Anoka <br />County, Minnesota, except the North 627.94 feet of the East 720 feet as measured along the <br />North and East Lines thereof. Subject to the Armstrong Boulevard Northwest over the East 33 <br />feet thereof, and subject to Easements of Record, if any. The PIN numbers are: 20-32-25-11- <br />0002 and 20-32-25-12-0002. For your information, the following items are enclosed: <br /> <br />A) <br /> <br />C) <br />D) <br />E) <br />G) <br />H) <br /> <br />Site Location Map <br />Proposed Subdivision <br />Notice of Public Hearing (August 18, 1989) <br />Public Hearing Notification List <br />Affidavil of Publication <br />Public Hearing Minutes (September 5, 1989) <br />City Engineer's Review (September 26, 1989) <br />Letter from Anoka County DOT (October 10, 1989) <br /> <br />Observations: <br /> <br />On August 3, 198~ the City of Ramsey received application for the North Forty Third Addition. <br /> <br />On March 3, 198 Ramsey Planning and Zoning Commission at a special meeting, <br />recommended sketch plan approval and directed the subdivider to proceed to preliminary plat <br />stage. <br /> <br />On December 8, 198~//~he Ramsey Park and Recreation Commission recommended that the <br />North 75 feet of the proposed plat be dedicated for a trail corridor with the remainder of the <br />park dedication being satisfied in cash. <br /> <br />On September 5, 1989, the Ramsey Planning and Zoning Commission conducted a public hearing <br />regarding the North Forty Third Addition. The request for preliminary plat approval of the <br />North Forty Third Addition was deleted from the agenda due to lack of required information by <br />applicant. <br /> <br />On October 3, 1989, the Ramsey Planning and Zoning commission recommended that the City <br />Council approve the preliminary plat of The North Forty 3rd Addition contingent upon <br />compliance with items contained in the City Engineer's report dated September 26, 1989. <br /> <br /> <br />
