CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br /> <br /> Wahek, Inc. <br />PIN #: 27-32-25-41-0003 <br />lz1310 Sunfish Lake Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />On November 28. 1989, site plan approval was granted by the City of Ramsey ~o \Vahek. lnc.~o <br />construct a 3,000 square foot building expansion on the property at 14310 Sunfish Lake Blvd. <br />N.W., Ramsey, Minnesota, which property is legally described as follows: <br /> <br />The South 250 feet of the North 750 feet of the East 871 fee~ tas measured along <br />the East and North lines respectively) of the North One Half of the Southeast <br />Quarter (N 1/2 of SE 1/4) of Section numbered Twenty-seven (27), Township <br />Thirty-two (32) North of Range Twenty-five (25) West, Anoka County, <br />Minnesota. <br /> <br />Subject to Anoka County Highway right-of-way containing 5.0-,-/- acres including <br />road. <br /> <br />This approval is issued pursuant to Section 170.017L of the Ramsey Chy Code. The conditions of <br />this approval are as follows: <br /> <br />o <br /> <br />The structure shall be constructed as shown on the plans submitted to and <br />approved by the Building Official. No construction shall commence prior to <br />the issuance of a building permit by the Building Official. <br /> <br />Recommendations by the Ramsey Planning and Zoning Commission as <br />well as City Engineer reports are complied with. <br /> <br />3. The building shall comply with the requirements of the State Building Code. <br /> <br />The site grading, drainage and landscaping shall be su~ect to approval by <br />the City En~neer. Plans as required by Section 170.0t7 L of the City <br />Code, shall be submitted to the Cit.',, Engineer and approved p,-'5or to <br />corrm2encing work. <br /> <br />That this applicant and the applicant's heirs and assigns agree to petition for <br />the extension and construction of sanitary sewer and municipal water <br />services at the time that such public ut/l/ties can feasibly be extended to this <br />property. Connection to such public utilities shall be ~ccomplished within <br />60 days of their physical availability. Any and all on-site septic systems <br />will be properly abandoned and their use discontinued at such time that <br />public ut/lit/es are utilize& <br /> <br />To insure that the site is developed in accordance with the approved plans <br />and specifications, the applicant shall provide a cash escrow, ce~ficate of <br />deposit, letter of credit or perforrnance bond in an amount which equals <br />150% of the estimated cost of ~.he improvements as estimated by the C/ty <br />Engineer.
