Rivers <br />Area of the city· <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of 21 residential lots and t.hree <br />industrial outlots. All of the lots-~xceed the minimum width <br />requlirement of 200 feet for road frontage and the minimum area <br />requirement of 2.5 acres. <br /> <br />Access to the plat will be from Traprock Street and 142nd <br />Avenue N.W. Traprock Street and !42nd' Avenue N.W. are <br />currently on the City's Municipal State Aid Street (MSAS) <br />System. The City Code requires that the right-of-way for <br />collector streets must be 80 feet.
