The plat is located in the R-iR <br />Residential rural service area and the Critical Rivers Area of the <br />City. 'Previous comments were expressed in our review letter cf <br />November l, !989. <br /> <br />The Applicant is requesting that Outlots A, B, C, D and E be <br />retained or rezoned as I-1. Under this plan, Outtots C and D would <br />be undevelopable and need not be rezoned. Outlots E and a new <br />recommended Outlot F should be zoned as rural residential and only <br />Outlots A and B should be retained as I-1. <br /> <br />Revisions have been made to the proposed plat based on discussions <br />between the Applicant and Metropolitan Council staff. Residential <br />development within the Critical Rivers Area in the R-iR distric~ <br />is limited to'minimum size lots of five acres. The Applicant is <br />proposing eight residential lots within the Critical Rivers Area, <br />one of which is four acres and the remainder being approximately <br />2.5 acres. The Applicant intends to offset the minimum lot acreage <br />by creating Outlots C and D as undevelopable lots. Combined, <br />Outlots C and D comprise approximately 13.3 acres. The <br />undevelopable outlots when combined with the proposed residential <br />lots within the Critical Rivers Area approximates a density of one <br />dwelling unit per 5 acres. <br /> <br />Out!ors C and D should be soecifica!!y ~ ' ~ <br /> . .aen~.~ed as undevelopaDie <br />on the final plat and a covenant expressing the same should be <br />recorded.
