The lots along the proposed park appear
to be deficient in area. Lot 20, Block 3 also does not meet
the minimum width requirement of 200 feet.

In review of access to the plat', access will be provided from
State Trunk Highway No. 47 on the east and from 172nd Lane on
the west. Four of the lots will also require direct access
from State Trunk Highway No. 47. The proposed sketch plan
should be revised by Mn/DOT.

We are unable to comment on the drainage at this time. The
developer will have to show how drainage will be handled on'
the preliminary plat.

In review of the street plan, the.. developer is providing a
temporary cul-de-sac to the north and also a 33 foot wide road
easement. This cul-de-sac would provide access to the land
locked parcels to the north. The developer is proposing to
construct 172nd Lane across a wetland. This will require
approval from DNR and the U.S. Corps of Engineers.

2Z2 Monroe Street
Anoka, Minnesota 55303

61Z/4Z7-5860

Fax 612/427-3401

Eugene ].
