Caine Caine and Associates Land Surveyors, Inc, 17720 Highway 65 Ham Lake, MN 55304 In Reply Refer To: 315 S.P. 0206 (T.H. 47) Plat Review of Trott Brook Ponds located between 169th and 172nd lanes N.W. in Sec. 11, Twp. 32, Range 25 in City of'Reansey Anoka County Dear Mr. Caine: We are in receipt of the above referenced plat for our review in accordance with Minnesota Statutes 505.02 and 505.03 Plats and Surveys. We find the plat acceptable for further development with consideration of the following comments: our main concerns with plats adjacent to T.H. 47 in this area are location and number of new access points and future right of way needs. ~in/DOT has no future plans to widen T.H. 47 in this area at the present time, however, additional right of way should be reserved for future widening. We suggest that a minimum of 60' of right of way be provided as a part of the plat. The proposed street system for this plat should be coordinated with existing and future streets for the adjacent properties. The proposed location for 172nd Lane NoW. appears to be acceptable, however, we would prefer to have it moved farther south if possible. YLn/DOT will require construction of turn lanes for this street. Access to lots abutting T,H, 47 and i72nd Lane N.W. should be located as far west as possible.
