Caine <br />Caine and Associates <br />Land Surveyors, Inc, <br />17720 Highway 65 <br />Ham Lake, MN 55304 <br /> <br />In Reply Refer To: 315 <br /> <br />S.P. 0206 (T.H. 47) <br />Plat Review of Trott Brook Ponds located between <br />169th and 172nd lanes N.W. in Sec. 11, Twp. 32, Range 25 <br />in City of'Reansey <br />Anoka County <br /> <br />Dear Mr. Caine: <br /> <br />We are in receipt of the above referenced plat for our review in <br />accordance with Minnesota Statutes 505.02 and 505.03 Plats and Surveys. <br />We find the plat acceptable for further development with consideration <br />of the following comments: <br /> <br />our main concerns with plats adjacent to T.H. 47 in this area <br />are location and number of new access points and future <br />right of way needs. ~in/DOT has no future plans to widen T.H. <br />47 in this area at the present time, however, additional <br />right of way should be reserved for future widening. We <br />suggest that a minimum of 60' of right of way be provided as a <br />part of the plat. <br /> <br />The proposed street system for this plat should be coordinated <br />with existing and future streets for the adjacent properties. <br />The proposed location for 172nd Lane NoW. appears to be <br />acceptable, however, we would prefer to have it moved farther <br />south if possible. YLn/DOT will require construction of turn <br />lanes for this street. Access to lots abutting T,H, 47 and <br />i72nd Lane N.W. should be located as far west as possible. <br /> <br /> <br />
