The proposed <br />sketch plan indicates that the total gross land area is <br />approximately 200 acres. It is comprised of 76 rural residential <br />lots with a density of ! lot per 2.66 acres. <br /> <br />Planned improvements within this plat are for a segment of trail <br />along Trott Brook and a north-south trail along State Highway 47. <br /> <br />At the commission meeting of October 12, 1989, the Parks Commission <br />reviewed a 153 acre sketch plan and approved a trail alignment <br />which .traversed the north boundary of the proposed subdivision. <br />The developer has since included additional land to the north and <br />is proposing a different trail alignment. The proposed trail <br />parallels Hwy. 47 on the eastern boundary at a width of 75' with <br />the exception of a 405' segment which is proposed to be 25' wide <br />due to existing development. The trail alignment then turns west <br />along the property line for a distance of approximately 200' and <br />then turns north to Trott Brook. The sketch plan illustrates par}[ <br />along a portion of Trott Brook but not entirely along Trott Brook. <br /> <br />222.
